We’re delighted to be working with St William to help deliver a truly exceptional residential experience at Fairwood Place. Our partnership is built to embody the essence of service excellence. We want our customers to be proud to call Fairwood Place their home as it will provide residents with an exciting and vibrant living environment.
For the first few months, and during the process of people moving in, we will be present at the development each Friday. Therefore, if you want to meet us or have a chat about anything, let us know, and we’ll pop by to say hello!
We’ll take care of it

What are we responsible for?
In case you don’t already know we are responsible for the maintenance and management of what is called the buildings ‘common parts’. This is essentially any area, asset or part of the building which does not directly serve only your individual property and / or is not located within your individual property.
This means we will manage and maintain the internal communal areas, any amenities that the residents benefit from, the developments external grounds and the building structures and associated infrastructures.
As a leaseholder you would be responsible for maintaining anything within your apartment, for example the heating system, the smoke alarm and appliances.
Financial Management at Fairwood Place
The leases for the development establish Fairwood Place’s financial year end as the 31st December, with six-monthly billing dates specified at the 1st of January and 1st of July each year.
This means we will demand service charges twice a year, approximately 30 days in advance of the 1st of January and 1st of July. These charges must be settled within 14 days of the respective billing dates, in order to ensure the development is appropriately funded.
Prior to the 1st January each year we will review the developments maintenance and management requirements, any key trends, planned works or issues, and set a new annual estimate for the development. The six-monthly service charges for the forthcoming year will then be based on this annual estimate.
After the year end we will review the expenditure incurred against the annual estimate and produce accounts for Fairwood Place. These accounts are then independently audited before any surplus or deficit is credited or debited from owners in May or June each year, once the accounts have been issued to all.
The service charges at Fairwood Place are apportioned on an equal basis to all owners, in relation to the services or maintained areas which each owner benefits from.
As an owner at Fairwood Place you would contribute toward the following cost items, amongst others, as part of the ongoing management and maintenance of your development: -
· Buildings Insurance · Utilities · Cleaning · Maintenance · Mechanical and Electrical Maintenance · Reserves · Legal and Professional Fees

You will notice we will occasionally ask for your feedback. We do this in a way that makes it easy for you to tell us what you think, and we value every bit of feedback we receive, after all it is our customers who will help us to improve and be the best we can be.

You can also contact us via text, tweet, e-mail or phone using the details set out below. Our offices are open from 9am – 5pm each day but our phone lines are manned 24 / 7 to ensure we can react quickly to any emergencies outside of normal working hours. Of course, non-emergencies will be promptly responded to during working hours.

Letting your apartment?
If you’re planning on letting out your property you may not be aware that you require Landlord’s consent, under the terms of the lease, to do so. This consent of course cannot be unreasonably withheld and as such, please contact us if you wish to obtain consent to sub let your property.
We charge a fee of £75 + VAT to provide you with formal consent and register the tenants accordingly. Obtaining the tenants contact information also helps us ensure the building is a safer and more secure place to live.
