What are we responsible for?
In case you don’t already know we are responsible for the maintenance and management of what is called the buildings ‘common parts’. This is essentially any area, asset or part of the building which does not directly serve only your individual property and / or is not located within your individual property.
This means we will manage and maintain the internal communal areas, any amenities that the residents benefit from, the developments external grounds and the building structures and associated infrastructures.
Financial Management at Huntley Wharf
The leases for the development establish Huntley Wharf’s financial year end as the 30th September, with six-monthly billing dates specified at the 1st of October and 1st of April each year.
This means we will demand service charges twice a year, approximately 30 days in advance of the 1st of October and the 1st of April. These charges must be settled within 14 days of the respective billing dates, in order to ensure the development is appropriately funded.
Prior to the 1st of October each year we will review the developments maintenance and management requirements, any key trends, planned works or issues, and set a new annual estimate for the development. The six-monthly service charges for the forthcoming year will then be based on this annual estimate.
After the year end we will review the expenditure incurred against the annual estimate and produce accounts for Huntley Wharf. These accounts are then independently audited before any surplus or deficit is credited or debited from owners in February or March each year, once the accounts have been issued to all.
The service charges at Huntley Wharf are apportioned across all owners in accordance with the square footage of the individual properties and the services each property benefits from. The one exception to this is if you own a car parking space, in which case you will contribute toward the car parking service charge costs on a per space basis.
As an owner at Huntley Wharf you would contribute toward the following cost items, amongst others, as part of the ongoing management and maintenance of your development: -
