Florin Court is an iconic art deco building in Charterhouse Square, Central London. Famous as the fictional home of Agatha Christie’s Poirot’s in the TV adaptation of the famous novel, Florin Court is known for its curved facade, roof gardens and basement pool, gym and yoga room.

POD were asked to take over the management of Florin Court in February 2019. It was apparent to us that for management to be effective, we needed to rethink the management structure surrounding the beautiful building.

There is a large amount of plant and machinery and the exterior of the building is Grade II listed. Much of the building, both mechanically and decoratively, was in need of updating and this can be a tricky process given its listed status so, we agreed with the board to recruit a dedicated Building Manager who started on site in June 2019.

Prior to joining Florin Court, Kate (the Building Manager), spent several years with the Hilton Group and brought with her a wealth of facilities management experience and a customer centric ethos. Working from site, she installed a  comprehensive planned preventative maintenance regime to the building in accordance with POD’s proven process for management. This has in turn allowed us to enhance the development, working closely with the active Resident Management Company board to ensure everything was done to the benefit to those living there.

For example, we have been able to complete the first phase of a planned heating upgrade - a £200k replacement of communal boilers and associated plant. We have also implemented a detailed capital expenditure plan, to ensure various upgrades are properly planned and accounted for in the coming years. We’ve held regular resident’s meetings and ensured there is a constant flow of communication with all stakeholders, both homeowners and residents, particularly so during the unfortunate Covid-19 outbreak.

These are just some examples of the extensive work conducted at Florin Court since taking over management, to not only improve the look and feel of the building, but also the day-to-day running of the building and overall communication with residents. It shows that by taking a meticulous and smart approach to management we can have a real and positive impact on those living at the development.  

We are exceptionally proud of the difference we have made to Florin Court and look forward to seeing further projects take shape and come to fruition in the coming years.
