Arnhem Wharf, is a beautifully situated property on the Isle of Dogs, located just a short one-mile journey from Canary Wharf’s picturesque skyscrapers and modern underground station. Perhaps one of the building’s most charming features is that it sits perfectly facing the River Thames, with a scenic view of boats travelling calmly up and down.

The property offers a privatized living space, gated from public access, and a 24-hour concierge service designed to enhance the experience of its residents even more. The building was built by Bellway Homes in 2000, features 62 homes of varying size and POD took over the property’s management in April 2019.

Since taking over the building, POD has worked extensively to introduce new management methods. These include Klevio digital key technology, the recruitment of two new concierge’s and the re-landscaping of the front flowerbeds to create an eco-friendly, and pleasant environment. Currently, there are plans to redecorate the lobby spaces, with external redecorations planned for 2021.

As with any building, sometimes unexpected teething issues can occur. POD confronted these head on, and quickly began to organize solutions. Upon handover we learned that the current gardeners were suspended, so we worked tirelessly with the building’s gardening committee to tender and reintroduce this maintenance routine. The result of which has been highly successful, with the end results ranging from beautiful greenery, to decorative fairy lights in trees and gorgeous new flowerbeds.

One of the many focuses here at POD is to build long lasting, strong relationships with any and all residents. Arnhem Wharf is no different. We embrace the idea of increased communication with both the building’s leaseholders and its resident tenants which is especially important here given its fifty-fifty split on owner occupied and tenanted properties. For many this could present a challenge in communication, because there are numerous parties involved, however, we have jointly tackled any issues with residents and have continued to support them wherever possible.

It has not been without its challenges but managing the building has been really enjoyable, in part because of the highly respected and successful professionals on our board where we are able to have an open and honest relationship with them, thereby making it a joy to talk and help any individual involved.

It has been a fabulous addition to our portfolio and we are excited to continue managing the property for years to come.
